We are seeking a commercially astute and driven Real Estate Acquisition Manager to lead our warehouse network growth strategy. This position requires exceptional organisational and communication skills, strong commercial judgment, and a proven ability to anticipate business needs, manage competing priorities across multiple live transactions, and deliver reliable, high-impact real estate outcomes that support our operational expansion at every stage. You will identify, negotiate, and secure industrial and logistics real estate across target markets, acting as the primary interface between the business and the property market, working closely with operations, legal, finance, and senior leadership.

Key Responsibilities:
Lead end-to-end site selection and leasing activity for new warehouse and distribution facilities across defined geographies.
Proactively source and evaluate suitable industrial properties through agents, landlords, developers, and off-market channels.
Conduct thorough site assessments, evaluating location, size, specification, access, planning status, and operational suitability.
Negotiate heads of terms, lease agreements, rent reviews, and lease renewals to secure commercially favourable outcomes.
Manage the full transaction lifecycle from initial enquiry through to lease execution, working closely with legal counsel.
Build and maintain a strong network of landlords, developers, agents, and property advisors.
Work cross-functionally with Operations, Finance, Legal, and Planning teams to align property requirements with business needs.
Manage relationships with external advisors including property agents, solicitors, and planning consultants.
Support the management of the existing leasehold warehouse portfolio, including lease events, break options, and dilapidations.
Maintain accurate records of lease data, critical dates, and property documentation.
Ensure compliance with lease obligations and flag material risks to relevant stakeholders.
Requirements:
Proven experience in industrial/logistics real estate, either in-house with an occupier or within a property consultancy.
Strong track record of leasing and negotiating warehouse, distribution, or logistics facilities.
Comprehensive understanding of the UK (or relevant market) industrial and logistics property landscape.
Excellent negotiation skills with the ability to secure commercially sound lease terms.
Strong financial acumen, including the ability to build and interpret property cost models and business cases.
Ability to manage multiple live transactions simultaneously in a fast-paced environment.
Confident communicator with the ability to influence and present to senior stakeholders.
